Cost guide
Typical 2026 price ranges in our area
Every roof is different, but these are realistic ballpark ranges for Warrick and Vanderburgh counties in 2026. Your actual quotes may land above or below depending on your roof’s size, pitch, material, and condition.
Minor repair
A few shingles, small flashing fix, or sealing a minor leak.
Major repair
Larger leak tracing, valley or chimney flashing work, partial re-decking.
Full replacement (asphalt)
Typical single-family home with standard architectural shingles.
Premium shingles
Designer or impact-resistant shingles with longer warranties.
Metal roofing
Standing-seam or metal panels — higher upfront, very long lifespan.
Professional inspection
Many roofers inspect free when you’re considering work; standalone inspections vary.
What moves the price
- Roof size and pitch. Bigger and steeper means more material and more labor — the single largest factor.
- Material choice. Basic three-tab shingles cost least; architectural shingles, designer shingles, and metal each step up.
- Tear-off. Stripping one old layer costs less than stripping two, and some roofs can’t be layered over at all.
- Decking condition. Rotted or damaged deck boards get replaced at extra cost — found during tear-off.
- Flashing and ventilation. Chimneys, skylights, and valleys add detail work; poor ventilation may need correcting.
- Access and complexity. Multi-story homes, tight lots, and cut-up rooflines take more crew time.
